A Community-Driven Vision

The Shoppes at Concord represents a approximately $69 Million community investment in Concord Township. Thoughtfully designed across approximately 158,000 square feet, this multi-building destination brings everyday conveniences, premium shopping, fitness, services, and dining directly to the neighborhood, serving the Glen Mills community for years to come.

We believe that great projects are built on great partnerships. After carefully listening to township leadership, PennDOT, and community feedback, we have actively re-envisioned key components of our plan to better respect all stakeholders and enhance the local infrastructure:

  • Created “The Patio”: Introduced a spacious 60-foot separation between GIANT Food and Club Studio Fitness to establish a vibrant, central outdoor gathering space.
  • Enhanced Walkability: Upgraded pedestrian features to ensure the entire property is safe, walkable, and inviting.
  • Optimized Traffic Flow: Added a new left-hand turn option from northbound Route 202 and fully preserved the dedicated right-turn lane onto Spring Hill Boulevard.
  • Reduced Roadway Impact: Scaled back the planned widening of Ridge Road and completely removed the GIANT Food fuel facility to better align with community preferences.

Economic Benefits

Representing a total investment of approximately $69 million, The Shoppes at Concord is projected to deliver the following estimated economic benefits within its first ten years of operation:

  • $4.5-4.8mm in new tax revenue to Garnet Valley School District.
  • $1.1mm in direct fees and taxes to Concord Twp
  • 400 new full-time jobs and 600 part time jobs.
  • $30mm in new wages for local/regional workforce.
  • Provides improvements of $3.5mm-4.0mm to Route 202 and Ridge Road.

Site Plan

This 23-acre site, long zoned for C-2 Planned Business and Commercial District, allows for a wide range of shopping and commercial uses. Previously approved for a 165,000 SF shopping center, the new site plan takes a more thoughtful approach—featuring distinct buildings that align with Township design goals and tenant needs, while introducing inviting gathering spaces, enhanced landscaping, and walkable pathways for a more vibrant community experience.

Community spaces have been expanded to foster connection. The enhanced Front Lawn now meets Township design standards, while a new rear Community Patio offers additional gathering space with comfortable seating, lush landscaping, and a dedicated meeting area.

Our Commitment to Smarter, Safer Traffic Solutions

We are actively collaborating with PennDOT to ensure our community’s growth is paired with responsible, efficient infrastructure. Because both Route 202 and Ridge Road are state-governed PennDOT roads, we have submitted a revised Traffic Impact Study alongside updated, optimized roadway plans designed to enhance safety and flow. Our new proposal introduces a highly requested new left-turn option for northbound Route 202, introduces a scaled-back widening plan for Ridge Road to better respect the local landscape, and fully preserves the dedicated right-turn lane onto Spring Hill Boulevard. These thoughtful adjustments reflect our commitment to delivering a well-connected, accessible development that minimizes congestion and seamlessly integrates with our neighbors.

  • Introducing a new left-turn-only entrance from northbound Rt. 202 directly into the center, reducing congestion on Ridge Road.
  • Projected to decrease left-hand turns onto Ridge Road from northbound Rt. 202 by approximately 55%.
  • Expected to lower overall traffic volume on Ridge Road by 15%–20%.
  • The new design preserves the dedicated right-hand turn onto Springhill Road from northbound Rt. 202.
  • The new left-turn design is included in the latest planning package.
  • Updated design and traffic analysis at PENNDOT for review and approval.
